Is Property Such A Great Asset Class To Invest In?
Property
has and will
always be the greatest asset class to invest in from the average person
to the
most powerful business man.
I
know that this is truly a
bold
statement and I have my reasons why. Before I list them I would
like you
to remember investing
is a
way to do business and it has inherent risk and you need to be cautious
because
money can be lost in any business deal if you are reckless and ignorant.
Another
point I need to
make is that diversification is dangerous and you need to become an
expert at
what you are doing. If you dabble in gold, warrants, real estate,
mutual funds
you will lose money and not know how or why. You need to focus (put all
your
eggs in one basket and watch it very closely) on one type of vehicle.

that out of the way
let me tell you why property is so safe and effective that I believe it
to be
the most superior type of investment.
1) Nobody
can
steal it. Let’s face it, this point is self explanatory, if
you
don’t see it,
it doesn’t exist.
2) Property
values
tend to rise during favorable times. You may be wondering how come we
are
sitting in the midst of a crash and all I can say is the prices
corrected from
the inflated highs not dropped to zero, which happens to shares all the
time.
3) Banks
will pay
you to own one. Yes we all know that banks will give you 110% mortgage
finance loans
to own your own little property investment. Try asking the same bank to
finance
your stock portfolio and watch them laugh you out of town.
4) Every
month you
get paid or somebody pays your mortgage bond (through rental income)
just so
that they can use your property for their home or business.
5) Tax
deductions
are plenty and as an employee you cannot even dream of asking your tax
collector to consider deducting the interest to your mortgage loan in
your
primary residence but
he certainly will allow for your 2nd
to
hundredth one which generates rental income.
6) You
can retire
if the rental income covers all your daily living expenses and the cost
of
keeping the whole thing going.
7) You
can invest
anywhere in the globe with minimal restrictions.
8) You
can hire a
property manager to collect rent, pay fees and to find you tenants.
9) You
can sell
the investment anytime you want, provided you are happy with the offer.
10) You
can use
other properties you own as leverage to get more money from your
mortgage
lender.
11) You
can give
yourself a quick personal loan to start a business or go on holiday
(which I
would highly discourage!)
12) You
can double,
triple or quadruple the resale value if you want to.
